The rough guide to permitted development

March 4, 2019

Making improvements to your home can add value and give you more space to enjoy your life.

Whether you plan to stay put and reap the rewards, want to sell up and make a profit, or just need more space, it makes sense to make the most from your property. From re-arranging your floor space to extending a room or building a loft conversion, there are so many possibilities.

And to make life a little easier, certain types of project don’t require planning permission as they qualify under something called permitted development rights. As a general rule, permitted development covers minor extensions, demolition and certain changes of use, such as a loft, garage or cellar conversion, single storey outbuildings less than 50% of the garden space, porches, new doors and windows.

Recently the government has extended what is permissible under permitted development relating to single storey extensions until 30 May 2019. This means that the extension limit for single storey rear extensions will be 8m for a detached house and 6m for a semi or terraced house; doubling the permitted amount previously allowed without the need for planning permission. Loft conversions under permitted development must fall within a volume allowance of 40 m3 for terraced houses and 50m3 for detached or semi-detached houses.

While most houses have permitted development rights, flats and maisonettes do not, so any extension plans would require planning permission. Permitted development is also reduced in Conservation Areas. It is advisable to check with your local planning department to find out what is permissible.
