An extension has solid walls and a roof, often incorporating large glazed areas. In contrast, a conservatory typically features at least 50% glass in its walls and 75% in its roof.

Another key difference is building regulations, which apply differently: conservatories may be exempt from building regulations providing they fulfil certain criteria. Conservatories are required to be independently heated, separated from the main house by external quality doors and can’t exceed 30sqm in size. However, the consent process is similar. Whether you’re building an extension or a conservatory, approval can typically be obtained through permitted development if it meets the relevant criteria or through planning permission provided it complies with local policy.

Since conservatories are simpler structures that can largely be fabricated offsite, they typically have shorter build times than extensions.

£ COMPARISON

Costs can vary significantly depending on your specific requirements and the scope of the project. Therefore, it is advisable to obtain multiple quotations for comparison. As a starting point, extension projects generally begin at £30,000, while conservatories could cost half as much, especially if you buy an off-the-shelf design.

They both can add value. If you’re aiming to add more space and value, an extension is likely to be the better option, generally adding 5-20%, while a modern conservatory may add a little less, at around 5-7%.

IS THERE A RISK OF REDUCING VALUE?

The value of an extension or conservatory depends on its design and construction. A poorly integrated addition could diminish rather than enhance your home’s value. Conservatories, in particular, are susceptible to issues like garden isolation, light obstruction from required external doors and visible clutter as homeowners struggle to maintain a comfortable temperature.
